Developer Meetings
The Planning & Development Department facilitates meetings between developers and staff to discuss proposed projects. These meetings are scheduled as necessary per project. Please contact the Planning & Development Department to schedule a meeting at 440 775-7182.

Zoning Regulations


Lot Splits

A parcel of land may be divided into two parcels of land, without formal Planning Commission and Council approval, if it:

  • Does not include the opening, widening or extension of any street or road.

  • Does not include a private easement of access.

Or

  • Is the sale or exchange of parcels between adjoining property owners

  • Where such sale or exchange does not create additional building sites

  • Where the lots resulting are not reduced below minimum sizes required by law.

And does not create a lot that is contrary to the:

  • Subdivision Regulations

  • Zoning Code

  • Comprehensive Plan.

The Application shall include:

  • A Plat of Survey (generally 8.5" X 14") prepared by a registered surveyor showing:
    - The original parcel being divided,
    - The parcel to be divided and conveyed, and
    - Contiguous parcels.

  • A legal description

  • The $50 Fee.

  • The Plat of Survey shall be:

      Stamped and signed by the County Map Room.
      Action by the City:
      The Plat is either:
      -Stamped and signed by the Director of Planning and Zoning  "Approved by Planning Commission, City of Oberlin, Ohio; no plat required".

    Or

      If disapproved or if the subdivision is not approved within ten days of its submission, goes through the Platting process, unless withdrawn by the Applicant.
      If approved by the City, Recorded with the County.
      The Director may approve only one Lot Split for each parcel of land.
      Subsequent minor subdivisions are approved by a majority vote of the Planning Commission.
